If your looking for the best in beach living then oceanfront real estate in Ocean City MD is your ticket!
Ocean view real estate offers good views, convenience and strong rental potential while being a less expensive option than oceanfront real estate. Ocean view units are properties that are part of oceanfront buildings but have a north, south or west orientation as opposed to the direct east orientation that oceanfront units offer. Available options with be primarily condos with prices ranging from the mid $100,000 range to the mid $800,000 range. If you want to be directly on the beach at a more affordable price then ocean view real estate in Ocean City MD is a good option.
The most affordable option on the ocean side, ocean block property offers convenience, the potential for nice views, good rental income and strong overall values. Ocean block real estate offerings will include town homes, condominiums, duplexes and single family homes with prices ranging from around $100,000 for studio apartments up to the $800,000 range for large four plus bedroom new construction properties. If you want a quick walk to the beach with the potential for good rental income at a reasonable price then ocean block real estate is a safe bet.
Some folks just want to be on the ocean side and do not care about the specific location. Bayside real estate is the most affordable option on the Ocean City MD real estate market. Options include townhomes, condos and single family homes with prices ranging from the $75,000 range for a studio apartment up to the $600,000 range for larger homes and townhomes. Bayside real estate will not offer any views and you will have a little bit of a walk to the beach, however the prices are reflective of this. There is good rental potential relative to the prices for bayside real estate provided the property is not too far from the beach and a pool is a big plus.
West Ocean City has emerged as one of the most popular communities in the Ocean City area over recent years. West Ocean City is literally minutes from Ocean City, however it is considerably less hectic and offers shopping, beaches, golf, marinas, great dining, nightlife and more. Available housing options include single family homes, condominiums and town homes with both waterfront and non-waterfront options available. Prices start at $150,000 for town homes and go up to the low $2,000,000 range for high end waterfront homes. I live in West Ocean City so I am a bit partial, but if your not dead set on being able to walk to the beach it is definately worth a look.
Ocean Pines is one of the most well run and popular resort communities in the entire country. Located approximatley 8 miles from Ocean City, Ocean Pines offers an unrivaled amenity package that includes a beach club, multiple indoor and outdoor pools, golf, tennis, parks, yacht club, marinas, emergency services and much more. Housing options in Ocean Pines include single family homes, condominiums and town homes with prices starting in the low $100,000 range for small homes up to the $1,000,000 mark for bayfront properties. Ocean Pines offers strong overall value and if you are looking for amenities, theirs can not be beat.
Waterfront real estate in Ocean Pines offers easy access to the areas back bays and a laid back way of life. Most of the waterfront options will be single family homes, however there are a limited number of waterfront condo and town homes available. Locations will include homes on canals and direct bayfront properties with prices ranging from the high $200,000 range up to $1,000,000. Waterfront real estate in Ocean Pines offers the best waterfront values in the area plus the aforementioned amenities.
Interior real estate in Ocean Pines will be the most affordable option in the community. Home sizes will range from three to five plus bedroom homes, with most being situated on a quarter acre lot. There are also condo and town homes options available, as well as active adult and assisted living communities. Prices will range from the low $100,000's for small, older homes to the mid $400,000 range for large, newer homes. If your looking for a single family home with some outside space in the Ocean City resort area then Ocean Pines is definetly worth considering.
Berlin MD is your quintessential American small town that has seen a renaissance of sorts over the past few years. Located approximately 10 miles from Ocean City, Berlin offers a nice downtown area with shopping, restaurants, arts and attractions. Housing options are predominately single family homes, however there are a limited number of town home offerings with prices starting in the mid $100,000 range up to $1,000,000 for waterfront estates. If you are looking for classic American small town living then Berlin is worth taking a look at.
Bishopville offers quiet, peaceful country living and is located only a few miles from Ocean City. Housing options will be single family homes and farms ranging in price from the low 100,000's to well into the millions, with both interior and waterfront options available.
